Housing isn’t something you’d traditionally expect to find at a community college, but it’s one of the benefits of attending SMCC. Here, you have the opportunity to live on either one of our campuses. You can choose to live on our oceanside South Portland Campus or kick up your feet in one of our spacious apartment-style suites at our Midcoast Campus in Brunswick. Wherever you choose to live on campus, you can be sure it’s an experience you’ll enjoy. Please know that due to high enrollment, our housing demand has significantly increased. As such, we are prioritizing those who live outside a reasonable commuting distance. More details can be found below under the Housing Application Process section.

Summer Housing at SMCC

Staying on campus for the 2026 Summer term? You’re in luck! Summer housing will be available on the South Portland Campus in Surfsite Hall and on the Midcoast Campus in Orion Hall. Per our agreements with the Casco Bay Hotel and the University of Southern Maine, Summer housing is not available in the Casco Bay Hotel or Portland Commons at USM.

The Summer Housing application launches Monday, March 2, 2026 at 9:00 a.m. See the below information on our Residence Halls for more details on what Surfsite and Orion have to offer.

Summer housing is available for the full summer term, May 16, 2026 – August 15, 2026.

Summer Housing Eligibility Requirements:

In order to be eligible for summer housing, you must be registered for at least 3 credits for the duration of the summer term.

Free Summer Housing:

SMCC will offer free summer housing for students who are working for SMCC. To qualify, you must be actively enrolled in at least one summer term course (either in-person or online), and be working 20 or more hours per week for SMCC throughout the full summer term OR volunteering with an SMCC campus office for 10 or more hours per week. If at any time you are no longer employed with SMCC, summer housing charges will be added to your student bill as of the last date that you worked. Summer housing charges will be applied to all student bills at the time of assignment, and will only be waived upon submission of the SMCC Summer Work Verification Form by your summer supervisor. Please be sure to include your supervisor’s name and email address on your summer housing application so they receive the work verification form and can verify your employment/volunteer hours. 

Summer Housing Charges:

Summer housing is billed at the same rates as the previous Spring term. Please note there are NO dining services available on the South Portland or Midcoast Campuses during the summer term. These charges are for students who live on campus for the summer who do not fulfill the requirements for free summer housing.

Residence Halls

Surfsite Residence Hall – South Portland Campus

Surfsite Residence Hall is a coed residence hall with room for approximately 145 occupants that is located on Surfsite Road near the HUB Gym.

Surfsite Residence Hall offers:

  • Triple rooms with a(n):
    • Extra-long twin bed
    • Desk, chair, dresser and/or wardrobe
    • Microwave
    • Refrigerator/freezer
  • Beautiful views of Portland
  • One Resident Director and four Resident Assistants (RAs)
  • Two commons areas – for studying in groups or alone
  • Recreational equipment including a pool table, foosball, ping-pong table
  • Community bathrooms and showers on every floor
  • Laundry room
  • Easy access to the South Portland METRO bus stops around campus. (SMCC students ride the bus free with SMCC ID.)

Spring Point Residence Hall – South Portland Campus

Spring Point Residence Hall is a coed residence hall with room for approximately 300 occupants that is located on Fort Road across from the Campus Center.

Spring Point Residence Hall offers:

  • Connected single, double, triple and quad rooms with a(n):
    • Joint bathroom and shower
    • Extra-long twin bed
    • Desk, chair, dresser and/or wardrobe
    • Microwave
    • Refrigerator/freezer
  • Beautiful views of Portland and Casco Bay (from upper-floor rooms)
  • One Resident Director (RD) and seven Resident Assistants (RAs)
  • TV lounge
  • Three study rooms
  • Laundry room
  • Gaming area with pool and ping-pong table
  • Easy access to the South Portland and METRO on-campus bus stop. (SMCC students ride the bus free with SMCC ID.)

Orion Residence Hall – Midcoast Campus in Brunswick

Orion Residence Hall is a coed residence hall that offers room for approximately 80 occupants. Orion Hall is located on Sewall Street near the campus’ main entrance and is also home to SMCC’s Security office.

Orion Residence Hall offers:

  • Single or double suites that include a:
    • Bedroom
    • Kitchenette with a microwave and refrigerator/freezer
    • Private bathroom with a full tub/shower
    • Living area

New This Year: Taking Flight – Living Learning Community

Are you starting your first semester as a Business Administration, Liberal Studies, or Human Services major? Are you looking to get additional support in and out of the classroom, live near your classmates, and get connected to opportunities on and near the Midcoast campus in Brunswick, ME? SMCC is excited to launch our first-ever Living-Learning Community (LLC) in Orion Hall, and invite you to apply!

What’s a Living-Learning Community (LLC)?

Living Learning Communities at other colleges and universities allow students to live together and participate in specialized experiences around shared interests. Benefits of living in an LLC include connecting with classmates outside the classroom, finding a sense of belonging on campus, performing better in classes, staying enrolled, and graduating on time. Students also build closer connections to the faculty and staff through these programs.

What do I get out of the Taking Flight Living-Learning Community?

Students who are selected to Take Flight with us will:

  • Be guaranteed one full year of housing on the Midcoast campus in Orion Hall and a full credit load, pre-scheduled and mapped out, for the entire 2026-27 academic year.
  • Have access to 360-degree support from Student Life, Advising, and their faculty.
  • Participate in a fully integrated live, work and student experience. Students will have access to connections in and around Brunswick for internships and work opportunities during and after their time at SMCC.
  • Have connections to specialized events in the residence halls to foster community and build extra-curricular connections.

How do I apply?

New students who are Business Administration, Liberal Studies, or Human Services majors can opt in by selecting the appropriate options on the New Student Housing application. This opportunity is open to new incoming students ONLY, and spaces are extremely limited (20 spaces per cohort). Residence Life will be in touch if you are selected for the program. 

Portland Commons at USM

SMCC students who meet the necessary qualifications have the opportunity to live in the Portland Commons at the University of Southern Maine (USM). See qualifications below.

2026-27 Housing for New and Returning Students

We encourage you to attend a New Student Advising Session and register as soon as possible. Please review the details below for information about application requirements, housing eligibility, and cost. All communications about housing will be sent to your SMCC email address. Please make sure to check it frequently.

Fall 2026 Housing – Returning Students

Students who are currently enrolled at SMCC who have lived on campus (including South Portland, Midcoast, or USM Campuses, including the Casco Bay Hotel, for at least one semester) can apply for housing beginning Monday, March 9, 2026 at 9:00 a.m.

Fall 2026 Housing – New Students

Students who are new to SMCC or are not currently housed on campus can apply for Fall 2026 housing if they meet the below eligibility requirements beginning Monday, March 23, 2026 at 9:00 a.m.

Eligibility Requirements

  • To live on our South Portland Campus:
    • You must be registered for at least 12 credits (full-time) OR be approved by the Student Accessibility Services Office for a reduced credit load, OR be taking everything required for your academic pathway and be graduating at the end of the fall 2025 semester or the spring 2026 semester.
    • You must be taking at least one in-person class each semester that you are living on campus.
    • If you live in the following towns, you are not eligible to apply for South Portland housing: South Portland, Portland, Cape Elizabeth, Scarborough, Westbrook, Gorham, or Falmouth (see Appealing Eligibility Requirements below).
  • To live on our Midcoast Campus: 
    • You must be registered for at least 12 credits (full-time) OR be approved by the Student Accessibility Services Office for a reduced credit load, OR be taking everything required for your academic pathway and be graduating at the end of the fall 2025 semester or the spring 2026 semester.
    • You must be taking at least one in-person class each semester that you are living on campus (see Appealing Eligibility Requirements below).
  • To live at Portland Commons at USM: 
    • You must have completed at least 24 college credits prior to applying for housing, AND registered for at least 12 credits (full-time), OR be approved by the Student Accessibility Services Office for a reduced credit load, OR be taking everything required for your academic pathway and be graduating at the end of the fall 2025 semester or the spring 2026 semester.
    • You must be taking at least one in-person class each semester that you are living on campus (see Appealing Eligibility Requirements below). The requirement to have completed 24 credits prior to living at Portland Commons may not be appealed.

Appealing Eligibility Requirements:

If you do not meet any of the eligibility requirements and would like to request individual consideration for housing eligibility, please submit a Housing Eligibility Appeal Form here. If you are granted an appeal, we will honor the date of your completed Appeal Form submission as your application date.

Housing Waitlist:

Students will be assigned to housing based on the timestamp of their completed application, and only if they meet all eligibility requirements for housing. In an effort to house as many students as possible, when available spaces are full, we will place applicants on a waitlist. As spaces open due to cancellations, we will assign students from the waitlist based on application date. Students can either accept that assignment or will be taken off the waitlist. Students are not able to remain on a waitlist for a specific building. Students are not permitted to decline a waitlist offer to wait for a “better” spot to open up; doing so will move a student to the bottom of the waitlist and offered the first available bed space when they return to the top of the waitlist.

Communication After Applying

Once you have completed your application and meet all of the eligibility requirements, we will send an email confirmation to let you know if you are on our “to be assigned” list or on our waitlist. We will start to assign students to specific rooms for the for the Spring semester in early December. We will process all completed applications based on application date for those who meet the eligibility requirements.
